Buckhead and Central Perimeter are some of the major markets leading a surge in rental rates throughout much of metro Atlanta, spurred by vacancy rates that are creeping back toward pre-Recession levels.
Rents are increasing at rates we haven’t seen in the metro area in at least a decade, particularly where Class A trophy buildings are concerned. There, we’re starting to see rents per square foot nearing unprecedented levels, and there’s no clear sign of the rise slowing anytime soon. That’s helping Buckhead bridge the replacement-gap cost that has been so tough for Atlanta submarkets to achieve, finally paving the way for new construction. That’s on its way, with Tishman Speyer’s Three Alliance Center expected to deliver in about a year.
